Furnaces 101

Unlike a boiler, which heats using water, a furnace works by heating air. After the air is heated, a furnace blower motor circulates the warm air through air ducts. There are many things that can go awry with a furnace. Some are simple, like dirty filters or a slipped blower belt. Other issues are a little more complex, like a cracked heat exchanger or general mechanical problems. There are a few furnace maintenance issues you can handle yourself, like changing the air filters. We recommend replacing your furnace filters once a month to keep things clean and running smoothly. You can also check your furnace’s thermostat to see if it needs batteries. Sometimes what seems like a temperature regulation issue can simply be solved by changing the batteries on your thermostat!

  • If your furnace is 12-15 years old, it has reached life expectancy as far as efficiency. Start budgeting for a replacement so that you will be prepared when the time comes.

  • Even if you don’t go with a high-efficiency system, efficiency has improved immensely, so you’ll likely save money on your utility bills.

Furnace Replacement

While furnace issues can often be solved with simple repairs, other times, it doesn’t make financial sense to keep repairing the same furnace unit over and over; sometimes there are just too many issues with your HVAC furnace. Replacement is recommended at this stage. In addition to frequent furnace repairs, the age of your furnace is a huge indicator on when you can expect to replace your furnace.

The average life expectancy of a home furnace is between 12–15 years. If it’s been this long since you had your furnace installed, you’re likely looking at replacement in the near future. If your furnace hasn’t been causing problems yet, start saving now—it’s just a matter of time before you will need to replace it. Signs that you could need a new furnace soon:

  • A sudden unexplained increase in energy bills could signal a decrease in the efficiency of your furnace

  • Decrease in humidity; if the air becomes noticeably dryer, it may indicate that there is a problem with the furnace

  • Increase in soot, dust, or dander while running the furnace is running

  • Unusual noises coming from the furnace; sudden loud rattling or buzzing is a surefire sign that you need someone to look at it
